RENTAL POLICY AND AGREEMENT - By submitting the reservation request form, Guest agrees to have read, fully understand and comply with all Cozy Cove Cabin Rentals policies and to hold harmless from any responsibility or liability, Cozy Cove Cabin Rentals, LLC, cabin owners and their representatives, resulting from any loss, damage or personal injury incurred by any individual on the reservation during the stay at the rental cabin property.
This agreement constitutes a contract between the Guest (name on the credit card) and Cozy Cove Cabin Rentals, LLC (Cozy Cove). Cozy Cove serves as the agent and representative of all owners of rental vacation cabin homes in our rental program, and is acting at all times, in and for the best interests of the owners.
RESERVATION REQUIREMENTS Guest making the reservation, must be: (a) no less than 25 years old, (b) the same name on the credit card provided, (c) stay in the cabin during the entire reservation, and (d) come to the Cozy Cove office for check in. Reservations are accepted online at our secure website.
Reservation must include the names of each person staying in the cabin during the dates requested. Cozy Cove reserves the right to refuse service to anyone. All rental cabins are leased without regard to race, color, religion, sex, national origin or handicap.
MINIMUM STAY A two (2) night minimum reservation is required, except over holidays (New Year's, Easter, Memorial Day, Independence Day, Labor Day, Thanksgiving, and Christmas), which require a three (3) night minimum. NO ARRIVALS are allowed on Thanksgiving Day, Christmas Day, New Years Day or Easter Sunday. Arrivals on the day before these dates must check into our office no later than 7 pm.
PAYMENT Reservations must be paid in full, in order to secure the selected cabin and dates, by MasterCard, Visa, or Discover credit cards only.
TAXES AND FEES Each reservation requires an end-of-reservation cleaning fee, a $45 administrative fee (non-refundable) and applicable taxes of 12% (7% state/county & 5% county-lodging tax).
SECURITY/DAMAGE DEPOSIT A $350 security/damage deposit is required for each reservation. An additional security/damage deposit of $150 per dog, which will be treated the same as the cabin security/damage deposit. Security/damage deposits will be held until Cozy Cove inspects the rental property to insure no damage was done during the reservation dates and checkout instructions followed. Damages, theft, additional cleaning and/or flea infestation, over the amount of $350, will be charged to the Guest credit card. Monthly reservations require a higher security/damage deposit.
CREDIT CARD – Guest must provide a credit card as guarantee and authorization to pay all rent, fees, taxes and security/damage deposits. Guest accepts all terms of the Cozy Cove reservation agreement and full liability for any damage beyond normal wear and tear during the dates of the reservation. Guest accepts all responsibility and liability for their guests during the reservation dates.
ADDITIONAL GUESTS are $10 per night or $60 per week, per person. Children ages 4 and under are free. Occupancy is limited to REGISTERED GUESTS ONLY. Absolutely no overnight visitors are allowed without prior written authorization from Cozy Cove.
CONFIRMATION of the reservation will be emailed to Guest upon completed processing of the reservation and payment. Please read the confirmation for accuracy of cabin name, dates, charges, your name, number of guests and dogs (in homes where dogs are allowed only). Report any errors to Cozy Cove immediately. Pay close attention to the number of persons on the confirmation.
CANCELLATION/CHANGES A $150 fee is assessed for all cancellations. A reservation cancelled less than thirty (30) days prior to the arrival date will not be refunded - the reservation amount will be credited towards another reservation, to be completed within 6 months of the cancellation date, plus a $75 change fee. A reservation cancelled less than 10 days prior to the arrival date, will be subject to a fee of no less than the 2 night rental, plus taxes. Cancellations must be in submitted via email. Confirmation will be emailed, once the cancellation is processed. Changes to the original reservation can be subject to a change/processing fee of up to $75. A confirmation email will be sent, once the change has been processed.
NO-SHOW POLICY The entire reservation amount will be retained and no refund or credit issued.
CHECK-IN is allowed after 4 PM at the Cozy Cove office. The check in process takes about 5 minutes and the Guest must bring a photo ID and the credit card used to make the reservation. Lockbox codes will only be given to Guest at check in. Cozy Cove will use all reasonable efforts to have the cabin ready for Guest occupancy at check-in time, but Cozy Cove cannot guarantee the exact time of occupancy. If you are unable to be at our office before 5pm, call our office on the day of your arrival (after 3 pm) to get a lockbox code. Guest must come to our office the following morning to complete the check in. We can not guarantee early check in or late check out. We are not a resort and DO NOT offer 24-hour services. Guest must contact our office by 5:00 PM, before our office closes.
CHECKOUT TIME is no later than 10 AM. Prompt departure allows adequate time to prepare the cabin for the next guest.
CHECKOUT Instructions (these will also be provided at check in):
LINENS Each cabin is supplied with bed linens, towels, blankets and pillows. These items are not changed during your reservation.
ITEMS PROVIDED Each cabin has dishes, cookware and linens provided. The cabin will have an initial supply of: Toilet Paper, Paper Towels, Laundry Soap, Dish Soap and Hand Soap. We do not provide: Bath Soap, Shampoo, Conditioner, Shaving Cream, Razors, Toothpaste, Mouthwash or Hair Appliances.
KEYS Guest will be issued a lockbox code, at check in, to access the cabin door keys. Lockbox codes will only be given to Guest at check in. We recommend the keys stay in the lockbox. Guest is responsible for lost keys. If keys are not placed back in the lock box and the door locked upon check-out, Guest authorizes Cozy Cove to charge Guest credit card for the cost of the re-keying or replacing all door locks and keys.
LOCKOUT of Guest from cabin will result in a $65 service call during business hours. Guest agrees that a lock out after business hours will result in a locksmith being called and the Guest solely responsible for payment.
PETS The only “pets” allowed are dogs (no cats, birds, reptiles or rodents). Not all cabins will allow a dog and there could be size/breed restrictions, so please contact Cozy Cove prior to reserving a cabin if you would like to bring a dog. The dog fee is $15 per night, per dog. There is an additional deposit of $150 per dog; treated the same as the cabin rental damage/security deposit. Prior written permission must be granted. If a dog is found on the rental property without prior written authorization, Guest will be immediately evicted and forfeit the balance of the reservation and security/damage deposits.
DOG POLICY/Rules (these will also be provided at check in):
HOUSE PARTIES ARE NOT ALLOWED at the rental property; including but not limited to weddings, reunions, etc. Guest agrees that no more than the number of persons listed on the reservation agreement shall occupy the premises/property. If more than the number of persons occupies the unit stated, the result will be a loss of total rent, damage/security deposit and/or an additional charge to Guest credit card. Guest shall not disturb or offend neighbors, use fireworks of any kind, or discharge firearms in accordance with State of Georgia and Union County laws.
CABIN DESCRIPTIONS AND RATES Information regarding the individual cabins is believed to be accurate but cannot be guaranteed. We have made every effort to ensure that all the information on Cozy Cove’s website is current, however, the possibility of errors and omissions exists. We will be happy to confirm all the rates; however, furnishings, fees and taxes are subject to change without notice. Cleaning fees for monthly reservations will be higher. Nightly rates are based on 4 guests and calculated by the total number of guests for the number of nights requested.
CABIN FURNISHINGS Each cabin vacation home is privately owned with furnishings provided by the home owner. Cozy Cove cannot make any changes to furnishings. Moving of furniture is prohibited. If you require special appliances, linens, bedding or cookware, please bring them with you. Décor, style, color and themes will vary between cabin vacation homes. Furnishings are subject to change without notice. Each cabin vacation home is located in a rural neighborhood; Guest may encounter stray or loose cats & dogs belonging to families in the area. We also have squirrels, raccoons, opossums, & skunks in the area.
WiFi & SATELLITE/CABLE TELEVISION Cabins are privately owned, each with a different subscription package for satellite/cable TV. Cozy Cove cannot guarantee any programs or event, DVDs, TVs, VCRs and/or WiFi/DSL/Internet service.
TELEPHONE The cabin may have a land line telephone. Any long distance calls are to be paid by Guest credit card. Cellular service can be intermittent in this area. No one cell service provider works in all areas of the North Georgia mountains. We recommend you contact your individual service provider to confirm coverage area.
FIREPLACES/FIRE-PITS Interior fireplaces are seasonal and operational between October 1st and April 1st. Only hardwood or Duraflame type logs shall be used in wood burning fireplaces. Nothing shall be burned in a gas log fireplace. There is to be absolutely NO cooking of any food over/in the fireplaces.
Logs in gas fireplaces must never be moved by the Guest. If the logs are moved, Guest will be charged (no less than $65) to correctly aligned the gas logs for proper usage. If the property does not offer a fire pit, Guest will NOT make one, doing so is considered damage and Guest will be charged accordingly. Guest agrees that no burning or smoldering fireplaces or fire pits shall be left by Guest. Firewood is not provided.
DOCKS Each lakefront cabin has a dock for the Guest use. Sizes and features vary by cabin. Dock usage is at Guest OWN RISK and Guest WILL NOT hold Cozy Cove or cabin owner responsible for ANY injury that may occur. It is absolutely forbidden for children to be on the dock without a responsible adult and life preserver. Please note, most docks are "dry" (not floating) October through April, as TVA reduces the lake levels.
BOATS/Parking Guest is welcome to bring a boat to our cabins, however, Guest is never allowed to launch a powered and/or trailered boat at any cabin location. Public boat ramps are located around the lake. Parking a boat trailer at the cabin should be a consideration as there may not be adequate room for the trailer & additional vehicles. As parking can be limited, we do not allow RVs, campers, travel trailers and/or motorhomes.
BOATING & FISHING Guest should familiarized themselves with the Georgia/Lake Nottely boating and fishing regulations by contacting the Georgia Dept. of Natural Resources www.gadnr.org as they may differ from your home location. Cozy Cove is not responsible for providing rules, regulations, permits or conditions of lake levels, boating, or fishing.
LAKE LEVELS Guest is encouraged to enjoy Lake Nottely however, the lake levels are controlled by the weather and TVA; most docks are "dry" (not floating) October through April, as TVA reduces the lake levels. Cozy Cove cannot guarantee lake levels and will not offer refund/credit due to changes in the lake level.
HOT TUBS Guest may not add any objects, additives or chemical to the hot tub. Guest agrees to pay an additional fee of no less than $100, if hot tub has been compromised in such a manner that results in additional cleaning or repair. Hot Tub has been cleaned prior to Guest arrival. Guest agrees to pay an additional $60 per cleaning of hot tub at Guest request. Guest understands that hot tub usage is at their OWN RISK and WILL NOT hold Cozy Cove or home owner responsible for ANY injury. It is absolutely forbidden for children to be in the hot tub without a responsible adult. Dogs are NEVER allowed in hot tub.
ROADS leading to the rental property may be dirt/gravel, mountainous and sometimes bumpy. Cozy Cove is not responsible for conditions of the road; NO REFUND will be offered.
WILDLIFE/BEAR/DEER/BUGS/INSECTS The cabins are located in the North Georgia Mountains and depending upon the time of year Guest may encounter Bear, Deer, Turkey, Spiders, Snakes, Ladybugs, Carpenter Bees, Hornets, Bees, Wasps, Scorpions, Ticks, Ants, Chiggers, etc. Dress accordingly, be aware of the surroundings and bring insect repellent for outdoor activities. Each cabin vacation home is located in a rural neighborhood; Guest may encounter stray or loose cats & dogs belonging to families in the area. We also have squirrels, raccoons, opossums, & skunks in the area.
SMOKING/VAPING/E-Cigarettes/Tobacco products of any kind is never permitted inside any cabin vacation home. Outside smoking (not on deck or patio) is permitted but please do not litter.
ALCOHOLIC BEVERAGES by Georgia Law, no drinking of alcoholic beverages by persons under the legal age of 21 is allowed at the property.
FIREWORKS of any kind, are NOT permitted to be used at any Cozy Cove property. NO FIREWORKS at any time.
REPAIRS/SERVICE CALLS Cozy Cove cannot guarantee against mechanical failure of heating, air conditioning, WiFi/DSL/internet service, hot tubs, TV’s, satellite receivers, VCR/DVD players or other appliances. Please report any equipment that is not operating properly. Cozy Cove will make every effort to resolve the problem as quickly as possible. Should a repair person make a call to a cabin and find the equipment in working order and the problem was due to Guest oversight or neglect, the charge for the service would be the Guest responsibility. All maintenance repairs must be reported to Cozy Cove between 9 AM and 5 PM. Guest understands and agrees that Cozy Cove or repair personnel need access to the cabin for the purpose of making the repair.
REFUNDS or credits will not be issued for any inconvenience due to construction noise, road repairs, water levels, unused nights, early departures, delayed arrivals or inclement weather.
ITEMS LEFT BEHIND Cozy Cove is not responsible for any items Guest leaves behind. Cozy Cove will notify the guest of any item found after their departure. Guest will be responsible for all shipping costs to return item(s). Any item unclaimed after 30 days will be disposed of or donated.
TERMINATIONS BY OWNER/SUBSTITUTIONS Cozy Cove strives to comply with your reservation request, however due to uncontrollable circumstance, i.e. changes in ownership, properties being removed from the rental program, mechanical problems, etc. we cannot absolutely guarantee a specific cabin. Cozy Cove reserves the right to change your cabin without notice or liability should the cabin become unavailable. Neither the owner nor Cozy Cove shall be liable for events beyond their control, which may interfere with your visit. This may include, but is not limited to Acts of God, Acts of Government Agencies, fire, war, inclement weather and construction noise. No refund will be offered in these circumstances. If a cabin you have reserved becomes unavailable, we will try to offer a comparable cabin at the same rate, satisfactory to you, or refund your reservation. Cozy Cove will try to give you as much notice as possible so other arrangements can be made.
DOUBLE BOOKINGS are very rare but the possibility of errors exist. In the event of an overlapping or double booking, Cozy Cove reserves the right to relocate Guest to different Cozy Cove property. Every effort will be made to insure that the replacement property is reasonably comparable to the original property booked depending on how many properties are booked at the time. Guest will have the option (1) accept the replacement property or (2) reject the replacement property and receive a refund of the reservation. Guest agrees that the choice between these alternatives will be the Guest sole responsibility and will hold Cozy Cove harmless of any and all damages, liability, or inconvenience arising out of the double booking.
VIOLATING AGREEMENT/POLICIES Should Guest violate any part of this Rental Policy Agreement, Cozy Cove may terminate the reservation. Upon notice of termination, Guest shall vacate the premises immediately and forfeit the balance of the reservation and all damage/security deposits.
Please read and keep a copy for your records. To make a reservation, fill out and submit the reservation form (link). Your reservation is not booked until we receive the completed request form and full payment charged. Once the reservation is processed, you will receive a confirmation by email, with directions and instructions (please allow 2 full business days).

- * Property should be left in the same condition as when Guest arrived.
- * Remove all linens from beds that were used.
- * Wash and dry towels. If towels are not washed and started in dryer, there will be a minimum $25 charge.
- * Discard all leftover food from freezer, refrigerator and cabinets.
- * Wash, dry and put away all dishes, pots, pans and kitchen utensils (do not leave in dishwasher).
- * All trash, litter, cigarette butts and dog waste must be picked up from the yard and placed into trash bags.
- * Trash must be securely tied in trash bags and put in the outside garbage cans. NO LOOSE TRASH is allowed.
- * Lock all windows and doors. Turn off all ceiling fans and lights.
- * Set A/C to 78 or heat on 55 degrees, depending on season
- * Return all keys to the lockbox.

- Dog must be in a crate/kennel whenever alone in cabin.
- Dog is NOT allowed on any furniture or bedding. Guest will be charged a cleaning fee of not less than $75 if dog hair is not cleaned up or found on furniture and/or bedding/linens.
- Dog is never permitted in hot tub. Guest agrees to pay an additional fee of no less than $100 if dog hair is found in the hot tub/filter.
- Guest will not use any cabin provided linens or towels on dog. Only towels brought by Guest should be used on dog.
- Guest agrees to pay for all/any damage caused by dog.
- If the dog has an accident in the cabin, clean up will be performed by the Guest. Guest further agrees to remove dog waste from the grounds, tied securely in a bag and deposit in trash bags. Guest agrees that failure to comply with clean-ups of either inside or outside cabin will result in an additional cleaning charge.
- County ordinance requires that all dogs be "kept on a leash and always accompanied by the pet owner while outside".

Guest agrees that no burning or smoldering fireplaces or fire pits shall be left by Guest. Firewood is not provided.
DOCKS Each lakefront cabin has a dock for the Guest use. Sizes and features vary by cabin. Dock usage is at Guest OWN RISK and Guest WILL NOT hold Cozy Cove or cabin owner responsible for ANY injury that may occur. It is absolutely forbidden for children to be on the dock without a responsible adult and life preserver. Please note, most docks are "dry" (not floating) October through April, as TVA reduces the lake levels.
BOATS/Parking Guest is welcome to bring a boat to our cabins, however, Guest is never allowed to launch a powered and/or trailered boat at any cabin location. Public boat ramps are located around the lake. Parking a boat trailer at the cabin should be a consideration as there may not be adequate room for the trailer & additional vehicles. As parking can be limited, we do not allow RVs, campers, travel trailers and/or motorhomes.
BOATING & FISHING Guest should familiarized themselves with the Georgia/Lake Nottely boating and fishing regulations by contacting the Georgia Dept. of Natural Resources www.gadnr.org as they may differ from your home location. Cozy Cove is not responsible for providing rules, regulations, permits or conditions of lake levels, boating, or fishing.
LAKE LEVELS Guest is encouraged to enjoy Lake Nottely however, the lake levels are controlled by the weather and TVA; most docks are "dry" (not floating) October through April, as TVA reduces the lake levels. Cozy Cove cannot guarantee lake levels and will not offer refund/credit due to changes in the lake level.
HOT TUBS Guest may not add any objects, additives or chemical to the hot tub. Guest agrees to pay an additional fee of no less than $100, if hot tub has been compromised in such a manner that results in additional cleaning or repair. Hot Tub has been cleaned prior to Guest arrival. Guest agrees to pay an additional $60 per cleaning of hot tub at Guest request. Guest understands that hot tub usage is at their OWN RISK and WILL NOT hold Cozy Cove or home owner responsible for ANY injury. It is absolutely forbidden for children to be in the hot tub without a responsible adult. Dogs are NEVER allowed in hot tub.
ROADS leading to the rental property may be dirt/gravel, mountainous and sometimes bumpy. Cozy Cove is not responsible for conditions of the road; NO REFUND will be offered.
WILDLIFE/BEAR/DEER/BUGS/INSECTS The cabins are located in the North Georgia Mountains and depending upon the time of year Guest may encounter Bear, Deer, Turkey, Spiders, Snakes, Ladybugs, Carpenter Bees, Hornets, Bees, Wasps, Scorpions, Ticks, Ants, Chiggers, etc. Dress accordingly, be aware of the surroundings and bring insect repellent for outdoor activities. Each cabin vacation home is located in a rural neighborhood; Guest may encounter stray or loose cats & dogs belonging to families in the area. We also have squirrels, raccoons, opossums, & skunks in the area.
SMOKING/VAPING/E-Cigarettes/Tobacco products of any kind is never permitted inside any cabin vacation home. Outside smoking (not on deck or patio) is permitted but please do not litter.
ALCOHOLIC BEVERAGES by Georgia Law, no drinking of alcoholic beverages by persons under the legal age of 21 is allowed at the property.
FIREWORKS of any kind, are NOT permitted to be used at any Cozy Cove property. NO FIREWORKS at any time.
REPAIRS/SERVICE CALLS Cozy Cove cannot guarantee against mechanical failure of heating, air conditioning, WiFi/DSL/internet service, hot tubs, TV’s, satellite receivers, VCR/DVD players or other appliances. Please report any equipment that is not operating properly. Cozy Cove will make every effort to resolve the problem as quickly as possible. Should a repair person make a call to a cabin and find the equipment in working order and the problem was due to Guest oversight or neglect, the charge for the service would be the Guest responsibility. All maintenance repairs must be reported to Cozy Cove between 9 AM and 5 PM. Guest understands and agrees that Cozy Cove or repair personnel need access to the cabin for the purpose of making the repair.
REFUNDS or credits will not be issued for any inconvenience due to construction noise, road repairs, water levels, unused nights, early departures, delayed arrivals or inclement weather.
ITEMS LEFT BEHIND Cozy Cove is not responsible for any items Guest leaves behind. Cozy Cove will notify the guest of any item found after their departure. Guest will be responsible for all shipping costs to return item(s). Any item unclaimed after 30 days will be disposed of or donated.
TERMINATIONS BY OWNER/SUBSTITUTIONS Cozy Cove strives to comply with your reservation request, however due to uncontrollable circumstance, i.e. changes in ownership, properties being removed from the rental program, mechanical problems, etc. we cannot absolutely guarantee a specific cabin. Cozy Cove reserves the right to change your cabin without notice or liability should the cabin become unavailable. Neither the owner nor Cozy Cove shall be liable for events beyond their control, which may interfere with your visit. This may include, but is not limited to Acts of God, Acts of Government Agencies, fire, war, inclement weather and construction noise. No refund will be offered in these circumstances. If a cabin you have reserved becomes unavailable, we will try to offer a comparable cabin at the same rate, satisfactory to you, or refund your reservation. Cozy Cove will try to give you as much notice as possible so other arrangements can be made.
DOUBLE BOOKINGS are very rare but the possibility of errors exist. In the event of an overlapping or double booking, Cozy Cove reserves the right to relocate Guest to different Cozy Cove property. Every effort will be made to insure that the replacement property is reasonably comparable to the original property booked depending on how many properties are booked at the time. Guest will have the option (1) accept the replacement property or (2) reject the replacement property and receive a refund of the reservation. Guest agrees that the choice between these alternatives will be the Guest sole responsibility and will hold Cozy Cove harmless of any and all damages, liability, or inconvenience arising out of the double booking.
VIOLATING AGREEMENT/POLICIES Should Guest violate any part of this Rental Policy Agreement, Cozy Cove may terminate the reservation. Upon notice of termination, Guest shall vacate the premises immediately and forfeit the balance of the reservation and all damage/security deposits.
Please read and keep a copy for your records. To make a reservation, fill out and submit the reservation form (link). Your reservation is not booked until we receive the completed request form and full payment charged. Once the reservation is processed, you will receive a confirmation by email, with directions and instructions (please allow 2 full business days).

By submitting the reservation request form, Guest agrees to have read, fully understand and comply with all Cozy Cove Cabin Rentals policies and to hold harmless from any responsibility or liability, Cozy Cove Cabin Rentals, LLC, cabin owners and their representatives, resulting from any loss, damage or personal injury incurred by any individual on the reservation during the stay at the rental cabin property.
